Project Management Services
Matador Field Services partners with a number of individuals that have a vast amount of experience as Project Managers (PM’s). Our partner PM’s arrange and participate in meetings with the client, provide weekly status reports for the project, strive for strict adherence to project expenses and budgets, act as liaison between property owners/clients/other consultants/vendors and of course, focusing on quality control throughout the project life. Resources utilized for document control, information sharing, database maintenance are all cloud-based and state of the art. Matador’s project managers are all credentialed by the IRWA and demonstrate the utmost professionalism in their duties and responsibilities.

Appraisal Litigation Support
Matador Field Services recognizes the integral part that credible appraisals play in the Right of Way project management process. Reliable appraisals reduce the number of acquisitions that go to condemnation which greatly improves project delivery timing. Matador offers a variety of USPAP compliant valuation services including but not limited to fee simple analysis, easement rights, partial acquisitions, corridor systems and feasibility studies. We also provide appraisal review services and work closely with the primary appraisal group to ensure consistency along the project route and eliminate delays in the appraisal process. Our valuation professionals are locally certified and are credentialed by both the Appraisal Institute and IRWA.
Negotiation Support Services
Matador Field Services makes every effort to maintain a low condemnation rate with its acquisition services. This is accomplished by our negotiators providing as much transparency to the property owner at the beginning of the project through the initial offer milestone. Transparency efforts include face-to-face meetings, accompanying the appraiser at inspections, sit-down discussions with the property owner to review the appraisal, and address any concerns with the value conclusions. We believe these approaches add a personal touch and help us deliver the acquisition area to the client in the most expeditious manner.
Relocation Assistance
Adhering to the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, Matador Field Services partners have the expertise to provide relocation assistance to all property owners and tenants alike. This includes both residential and commercial properties with in person face-to-face interaction to fully advise individuals once understanding their needs and preferences. Matador’s involvement in the process is in-depth and includes detailed monitoring of property listings, contact logs, acquisition agents, and verification of moves. We understand the sensitivity of displaced individuals, families, and businesses and work to ensure that each move goes as smoothly as possible and in a timely manner.
Right of Way Condemnations
When circumstances prevent acquisition through negotiations, Matador Field Services provides Condemnation Support to complete the acquisition of properties. Our partnered outside legal counsel are well versed in eminent domain proceedings. In tandem with our staff, Matador’s outside counsel provides assistance to our clients with legal document filings, appointment of commissioners, settlement recommendations and ultimately, property conveyance. The utmost attention to detail is paid to ensure all title reports, legal descriptions and conveyance documents are accurate and filed in a timely manner.
